Building Plan Approval

Residential buildings below 10,000 sq ft and Commercial buildings below 2,000 sq ft and both below 12 m height in approved or regularised sites can be approved in local bodies (Eg: Coimbatore corporation). All other building types must be technically approved by DTCP and final Building permit must be obtained from the concerned local body. The checklist for most of the common building types are as follows

1 Online Service Request Receipt

2 Form - A

3 Form - B

4 Form - C

5 Statistics form as per template

6 Copy of documents (sale deed/lease deed/power of attorney) relating to applicant

7 Estimation of proposed work

8 Parent Document copy

9 Copy of revenue records viz., FMB/ Town Survey sketch, Patta, ‘A’ Register copy, Permanent Land Record (PLR)/Town Survey Land Record (TSLR)

10 Upto date Encumbrance certificate in original obtained not prior to 30 days from the date of submitting application. Additionally, in case of unapproved sub-division, EC having transaction since 1.1.1980 in case of urban areas (corporation, municipality, town panchayat).

11 FMB/Town Survey sketch

12 Name, Registration number of the registered professional engaged for the project along with a copy of registration certificate.

16 Topo plan as prescribed in Rule 8(1)(ii)

17 Site plan as prescribed in Rule 8(1)(iii)

18 Smart DCR Scrutiny Report

20 Rainwater harvesting provisions as prescribed in the Annexure - XXII.

21 Solar energy capture provisions as prescribed as per regulations given in Rule 44.

22 DD Plan Extract Copy

23 Masterplan Usage Copy

24 Latest payment receipt of existing Property Tax Assessment

25 Latest payment receipt of existing Vacant Land Tax Assessment
